How do you find suitable premises???

I'm looking for suitable premises to start my own sandwich bar from and am finding it difficult to find somewhere in the right area at the right price. I don't need big retail premises and so am unlikely to find anything on the High Street. Does anybody know the best way to find 'unusual' premises?

Should i go through an agent? Is there anywhere that 'unusual' premises are advertised? Is the local council worth asking? How do you get a location in a railway station?

Any help / ideas much appreciated!

Hi

Most estate agents deal with commercial properties as well as residential. I had the same idea a few years ago and they sent me list of the stuff they had for sale and rent, anything from a sandwich bar to a cafe newsagents, some with accomodation.
