Working from home

Hiya guys,

I'm going to be working from home, using the spare bedroom and a shed for my business. I have got a 5 bedroomed terrace house, the question is, is it worthwhile claiming a 5th of mortgage, water, rates etc etc as i've heard that when i come to sell the house i will have to pay capital gains tax.
Is it also correct i will have to register for business rates with the services etc?

probably a question for James or any knowledgable bean counter!?
