i've been told that i should make use of a solicitor when finding property to run my business from. However, what role will the solicitor play? Will they view the property themselves or will they just check the lease? I am looking for a D1 property, if i cannot find one and choose instead to convert a property will the solicitor then play a bigger role? Should i involve the solicitor before i have found a desirable property or only once i've found somewhere i'm interested in?

You don't need to get a solicitor involved until you find a property and they would just be used to check out the lease for you so if no problems arise from the lease then the fees should not be too high. You can do this without one but as it is such a large committment I would recommend that you do.
If you are renovating a property then the solicitor will just check that this is OK within the lease in which case you should ask them to check it out before you sign. You will also need to check on planning permission but you can do this easily yourself with the local council.
